Ongo Homes invested over £3M in this development acquiring an old shopping parade known as Albert Marsden Court. Formally a hub for anti-social behaviour, the housing association plans which were 3-5 ears in the making were to provide 27n new homes ranging form 2B3P homes to 4B6P.
An extensive demolition and site clearance package was undertaken, removing the old concrete frame building which included an old snooker hall visited by legends of the game.
A 64-week contract ensued but we were able to finish 6 weeks early. A detailed phasing programme for bricklayers allowed efficient use of labour on site. That and a fair summer period with minimal weather disruptions meant we were able to commence interior fit out works ahead of schedule. Our site manager maintained the gain in the programme and tenants were moved in within year of commencing work. Further phased handovers with Ongos tenant and lettings team meant we were completely demobilised by week 58.
The dwellings are completed to a very high standard with minimal defects at handover. The use of the local supply chain benefited the local economy with appointments for all key subcontract trades coming from a 25 mile radius of the site.
